Management Options:
Either Option that you choose, you hold the Tenant's Deposit and when the tenant gives notice to vacate, that is when you are to release it to Kokiras to refund the tenant after an exit inspection.
You pay R8500 as the 1st year's fee, if the same tenant renews the lease, then on the 2nd year it will be R4250 as a Once off fee (meaning no monthly deductions- the tenant pays directly to you monthly and no monthly fees to Kokiras).
You pay 20% of the month's rent for the first month and thereafter 10%, as long as the tenant resides on the property.
